# OppMap — Commercial Real Estate Market Screener
# https://www.oppmap.com
# Last updated: 2026-08-01
OppMap is a free market screening tool for small commercial real estate developers and investors.
It scores any U.S. city across six asset types using public data signals: Census ACS demographics,
Google Places competitor counts, BLS unemployment data, and Census CBP business patterns.
The scoring model evaluates demand, supply, cost, and risk factors simultaneously so investors can
compare opportunities across multiple asset classes before committing to site visits or feasibility studies.
OppMap is part of the Meadowlark Labs ecosystem alongside BuildGrade (construction cost estimator)
and DealForge (investment underwriting tool).

## Asset Types Covered
OppMap screens six small commercial asset types:
1. **Self Storage / RV Storage** — Demand drivers: population growth, household mobility, SF/capita below 7. Key risk: pipeline oversupply.
2. **Contractor Bays / Small-Bay Warehouse** — Demand drivers: specialty trade contractor density (NAICS 238), active construction market. Key risk: tenant concentration.
3. **Storefront / Flex Commercial Space** — Demand drivers: small business formation, above-average income, low commercial vacancy. Key risk: tenant improvement costs.
4. **Car Wash** — Demand drivers: average daily traffic (ADT) 25k+, commuter corridors, above-average income. Key risk: site traffic dependency.
5. **Laundromat** — Demand drivers: renter percentage 40%+, older housing stock, workforce demographics. Key risk: equipment and utility costs.
6. **RV Park / Campground** — Demand drivers: proximity to national parks and recreation areas, limited campground supply. Key risk: seasonality and zoning.
